A Northern Michigan landmark since 1886, The Village is a vibrant hub of residential, commercial and retail activity. It is the largest historic preservation and adaptive re-use development in the nation, attracting a multiplicity of local, state and national businesses, retailers and investors who recognize the enormous potential of a project of this magnitude.

The Region's ONLY Michigan Tax-free Renaissance Zone!
Businesses in much of The Village can enjoy the benefits of being in a Michigan Tax-Free Renaissance Zone. This powerful economic tool is designed to spur investment in redevelopment projects like The Village. The yearly tax savings can be huge-- taxes that companies located in the zone do not pay are:
• Single business tax
• State income tax
• 6-mill state education tax
• Local personal property tax
• Local real property tax
• Local income tax
• Utility users tax
(Taxes still due are those mandated by the federal government, including Social Security tax, unemployment and workers’ compensation, or local bond obligations, sewer and water fees, as well as Michigan’s 6% sales tax.)
Locating your business in The Village Renaissance Zone is one of the easiest ways you can add to your bottom line. Brownfield Redevelopment Grant Credits may also apply to your business in The Village. Please consult the Michigan Economic Development Corporation (MEDC) web site and your tax advisor for more information as well.
NOTE: On January 1, 2003, this Renaissance Zone was expanded and its period reset by the State for a fresh 15 years, through 2017. We believe that investment in The Village is a significant addition to the local economy today, and will be a major part of the tax base after the life of the Renaissance Zone.
Historic Tax Credits
The Village may qualify for Historic Tax Credits. These federal and state financial incentives reward private investment in rehabilitating historic properties. This credit is earned on every dollar spent on federally certified historic rehabilitation.
With a 5% tax credit form the State of Michigan and 20% from the federal government, a total of 25% of rehabilitation costs may be earned by property owners in The Village. The bottom line: companies or individuals can invest in the redevelopment of The Village, and proportionately reduce their tax liability. The Village is a site condominium, meaning your business can purchase space within the various historic structures. A variety of lease options are available as well.
